Steady new leasing, renewals, and expansions at CapRock indicate that well-positioned suburban Washington office assets can still attract and retain tenants despite broader office headwinds.

CP Group, working with a fund managed by DRA Advisors, has completed more than 32,000 square feet of leasing activity over the past six months at CapRock, a 709,313-square-foot office property in Bethesda, Maryland. The recent transactions span new leases, renewals, and at least one expansion, reflecting continued tenant commitments at the multi-tenant complex.

JLL handled landlord representation across all of the deals, with a team consisting of Bernie McCarthy, Amanda Davis, Danny Sheridan, and Patrick Hall. On the tenant side, multiple brokerage firms were involved as tenants secured space, renewed commitments, or expanded their footprints within the property.

FVLCRUM Partners signed a new lease for 8,196 square feet at CapRock. The tenant was represented by Ryan Miller of CBRE. The transaction adds a new office user to the building and contributes a significant portion of the overall leasing volume completed during the six-month period.

T-Rex Solutions opted to renew its lease for 5,744 square feet in the property. The renewal was brokered by Chris Feehley of Cresa, maintaining T-Rex Solutions’ presence in the building and adding to the roster of tenants choosing to remain in place at CapRock.

Avenue Wealth Management executed a lease for a newly completed 5,357-square-foot spec suite at the property. Tenant representation for Avenue Wealth Management was provided by Jay Farmer of JLL and Rob Clark of Cushman & Wakefield. The deal highlights the leasing of move-in-ready space within CapRock’s broader office offering.

Constellation Software Engineering also committed to 5,357 square feet at CapRock under a new lease. The tenant was represented by Mike Alcamo of TTA. The transaction brings another professional services user into the building’s tenant mix.

Washington Vein Clinic, P.C. expanded its footprint at CapRock to 5,351 square feet. The tenant was represented by Claire Joyce of TTA in the expansion transaction, which increased the clinic’s space allocation within the property.

Additionally, Eliassen Group signed a renewal for 2,523 square feet at CapRock. Dan Falls of CBRE represented the tenant in the renewal. Taken together, these new leases, renewals, and expansions represent more than 32,000 square feet of leasing activity at the Bethesda office property over a six-month period.
