A jointly funded renovation and blue-chip anchor lease suggest that targeted reinvestment in well-located downtown office towers can still attract and retain major tenants, supporting equity-backed repositioning strategies over more drastic uses of the asset.

Cousins and Town Lane have completed a $20 million renovation program at the Proscenium, a 21-story office tower in downtown Atlanta. The building, which dates back to 2000, is part of a joint venture that acquired the property in 2024. Following the capital improvements and recent leasing activity, the Proscenium is now reported to be more than 75% occupied.

The renovation focused on modernizing common areas and improving the experience for tenants and visitors. Work included a redesigned lobby intended to create a more contemporary arrival experience, as well as the addition of two new entrances that enhance access to the property. A new ground-floor retailer, Closers Coffee, has been introduced as part of the repositioning efforts, expanding on-site amenities for office users.

Upgrades extended beyond the lobby and entry sequence to include a significant refresh of the building’s second floor. That level now features an expanded fitness center equipped with showers and locker rooms, aiming to support tenant wellness and convenience. The second floor also houses a conference center designed to accommodate more than 100 people, providing tenants with flexible space for larger meetings and events without leaving the property.

Leasing momentum at the Proscenium has been anchored by a major commitment from KPMG. The firm signed a 105,000-square-foot lease in March, establishing itself as the building’s anchor tenant. KPMG is expected to move into its space in 2028, adding a large professional services presence to the tenant roster once the relocation is complete.

In addition to the KPMG deal, existing tenants Acuity Brands and BakerHostetler have recently renewed their leases at the tower. These renewals, combined with new leasing activity, support the building’s current occupancy level above 75% and signal continued demand from established corporate users for space in the property.

The Proscenium offers more than 500,000 square feet of office space, positioning it among the larger multi-tenant office assets in downtown Atlanta. The building’s recent renovation and leasing wins underscore ownership’s strategy of reinvesting in an existing asset rather than undertaking ground-up development. Leapley Construction served as the general contractor for the renovation program, executing the improvements that have helped reposition the property in the downtown office market.
