MCB Real Estate has announced that Costco Wholesale will open a new warehouse club at Viva White Oak, a planned 280-acre mixed-use district in Montgomery County, Maryland. The lease establishes Costco as the first official anchor tenant for the project, with the store planned at approximately 162,000 square feet.
The upcoming Costco will be the fourth location for the brand within a ten-mile radius of the site, signaling the retailer’s continued commitment to the surrounding trade area. MCB Principal Drew Gorman described Viva White Oak as being positioned to emerge as a leading retail destination in the region, supported by nationally recognized brands.
Viva White Oak is entitled for more than 12 million square feet of mixed-use development across its 280-acre footprint. The project is located next to two major institutional and employment anchors: the U.S. Food and Drug Administration headquarters and Adventist HealthCare White Oak Medical Center. This adjacency is expected to support ongoing demand for retail, commercial, and related uses within the district as the master plan builds out.
Project sponsors project that build-out of Viva White Oak will have a significant economic impact on Montgomery County. The development is expected to generate more than 17,000 construction jobs over the course of the build-out, as well as approximately 9,000 permanent jobs once the project is operational. In addition, the project is estimated to produce about $62 million in annual revenue for the county when fully realized.
The first phase of Viva White Oak alone is projected to create roughly $1.2 billion in value and deliver an estimated $33 million in annual revenue to Montgomery County. Within that broader context, the Costco lease serves as an early milestone in establishing the site’s retail profile and helping to activate the mixed-use district.
As additional phases are advanced, the presence of a large-format warehouse retailer at Viva White Oak may help attract complementary retail, service, and commercial users, reinforcing the project’s role as a regional node serving nearby residents, employees, and institutional populations tied to the FDA campus and the adjacent medical center.
