**Costco, Hotels Planned Near TSMC’s $65B North Phoenix Manufacturing Facility**
The $65 billion Taiwan Semiconductor Manufacturing Company (TSMC) plant in North Phoenix continues to draw significant investment, with two major businesses recently announcing plans to join the area. A new Costco warehouse store and two Marriott-brand hotels—a Courtyard by Marriott and a Residence Inn—are set to be developed near the facility. The hospitality projects will be led by Common Bond Development Group.
These additions will be located at the intersection of Interstate 17 and Dove Valley Road. An auto mall is also planned for the same area, signaling broader commercial development momentum around the semiconductor facility.
The site, part of a 2,300-acre master-planned community surrounding the TSMC campus, has been named Halo Vista. Infrastructure work at Halo Vista is already complete, paving the way for initial development phases to begin.
In May of last year, Mack Real Estate Group and McCourt Partners acquired the entire 2,300-acre parcel for $56 million through a state trust land auction. Now overseeing land sales and future development planning, the joint venture envisions a $7 billion mixed-use hub at full buildout. The project is planned to include up to 30 million square feet of space for retail, office, hospitality, research, industrial, and healthcare use, as well as up to 9,000 residential units.
The continued growth around TSMC’s plant reinforces Phoenix’s rising stature as a semiconductor and tech manufacturing hub, attracting both large-scale investment and supporting infrastructure.
