**Stream Realty Brokers $12.6M Sale of Corona Industrial Facility in Reverse 1031 Exchange**

Stream Realty Partners has completed the $12.6 million sale of a 45,318-square-foot industrial property located at 1240 Quarry Street in Corona, California. The facility was sold by KHS America. The buyer’s identity was not disclosed.

“This transaction faced a significant hurdle due to the 43-day government shutdown, which delayed the buyer’s financing contingency and extended the close of escrow,” said Jerry Goldenson, president of KHS America. “The sale of our Corona asset allowed us to complete a reverse 1031 exchange and acquire an 80,283-square-foot facility in Mt. Juliet, Tennessee.”

Stream Realty’s executive vice presidents Brad Yates and Stefan Pastor, along with senior associate Nick Mercurio, represented the seller. Alex Davis and Ryan Athens of CBRE represented the buyer.

The property includes a 6,300-square-foot two-story office buildout, 24-foot clear height, three dock-high doors, three ground-level doors, and a 127-foot truck court that accommodates up to 13 trailer stalls. Designed for light manufacturing, the facility offers easy access to both the 91 and 15 Freeways.
