**Core Spaces Launching 720-Unit, Mixed-Use Housing Development Near University of South Carolina**
Core Spaces is set to develop a major 2,350-bed mixed-use project in Columbia, South Carolina. Branded as ōLiv Columbia, the $225 million development will be located at 1401 Main Street, in close proximity to the University of South Carolina.
The project will feature 720 new apartments encompassing both market-rate and student housing units, spread across two high-rise towers—a 27-story market-rate apartment tower and a 22-story student housing tower. The development will also include ground-floor retail space, a 1,600-stall parking garage, and an upscale amenity package.
Construction is expected to begin in the fall of 2025, with completion scheduled for the summer of 2028. Core Spaces will serve as the owner and developer, with Juneau Construction Company as the general contractor and Dwell Design Studios as the architectural lead.
Core Spaces is also known for developing The Hub, a student housing high-rise located across the street from the new ōLiv Columbia site. The company is a vertically integrated real estate firm that focuses on building, acquiring, and managing student housing and build-to-rent communities nationwide.
