"Converting Steel Peak's Flex-Office to IOS: An RPG Adventure"

RPG and Steel Peak, two companies in a joint venture, have purchased 9606 Aero Dr. in San Diego for $12.1 million. The property is a flex-office space spanning 38,704 square feet on 4.27 acres of industrial land that is zoned for outdoor storage.

As part of the agreement, the seller will continue to occupy their headquarters through a leaseback arrangement until 2025. RPG’s founder and president Adam Robinson stated that they plan to convert the vacated data center into warehouse space with multiple grade-level loading doors to create an A-class industrial outdoor storage facility.

Steel Peak’s co-founder and principal Blake Rodgers added that there are currently no other industrial outdoor storage facilities available in this size range within Central San Diego area with proper zoning for heavy industrial use and outdoor storage by right. He also noted that this location offers easy access to major freeways making it an ideal spot for IOS tenants looking for class-A facilities in San Diego.
