Foundry Commercial has recently acquired a 338,301-square-foot office campus in Fort Mill, South Carolina for $15.8 million. The company plans to redevelop the campus into an industrial park.
The sellers of the property were represented by Patrick Gildea, Matt Smith, and Robert Hardaway from CBRE’s Carolinas Institutional Properties team in Charlotte.
According to Mr. Gildea, there is a growing trend of repurposing office buildings for alternative uses both in suburban and urban areas.
The 32-acre campus located at 3476 and 3480 Stateview Blvd was originally built between 2002-2004 for a national financial services firm. Foundry has already started demolition of the existing buildings and will soon begin development on a three-building industrial park spanning over 465,000 square feet with easy access to I-77 and I-485 highways. Construction is expected to be completed by third quarter of next year with Edifice Construction as part of the project team.
