Weinritter Realty, a real estate development company in San Antonio, has announced plans to convert the eight-story Commerce Building office tower into residential space. The building was acquired by Weinritter last year through a 1031 exchange with Harris Bay, another real estate firm.
According to the San Antonio Business Journal, Weinritter is aiming to begin construction in 2025. The company’s goal is to redevelop the building as apartments for tax purposes and then sell it as a condominium building after several years. Originally built in 1902 and spanning over 44,000 square feet of space, the Commerce Building was previously home to Alamo National Bank.
In fact, last year’s report from the National Bureau of Economic Research listed this property among one of twenty properties most suitable for conversion into multifamily units within San Antonio.
B&A Architects based in San Antonio will be leading the design team for this project while local architect Charles John will also provide guidance and expertise.
This isn’t Weinritter’s first time repurposing buildings; they have successfully renovated St.Paul Square’s Best Western hotel before taking on this new venture with historic SA office building.
