Work is underway on a new student-focused mixed-use project adjacent to the University of Texas at San Antonio campus. Developers Barshop & Oles Co. and Phoenix Property Co. have begun construction on La Cantera Crossing, a 182-unit community that will combine student housing with a significant retail component.
The project is positioned off the UTSA campus across the street from The Shops at La Cantera, an open-air shopping center within San Antonio’s La Cantera District. This location places La Cantera Crossing within an established retail and entertainment node that already draws substantial daily traffic and offers a range of shopping and dining options.
Plans call for La Cantera Crossing to be framed by several retail buildings fronting the intersection of Interstate 10 and La Cantera Parkway. Barshop & Oles will handle retail leasing, with space expected to accommodate a mix of casual dining concepts, traditional retail stores, and personal service providers. The configuration is intended to create a street-facing retail presence while supporting the residential component behind it.
The residential portion of La Cantera Crossing will provide 182 units oriented toward students attending UTSA. While specific unit layouts and interior features were not disclosed, the project is described as a student housing development, signaling its alignment with the nearby university’s academic calendar and demand cycles.
On the capital side, Phoenix Property Co. secured a loan from UMB Bank in connection with the project. The loan amount and terms have not been made public, but the financing supports the launch of construction at the site.
La Cantera Crossing is scheduled to be completed ahead of the 2028-2029 academic year, positioning the property to capture student demand for that school term. As construction progresses, additional details on the residential offering and retail tenant lineup are expected to emerge as leasing activity advances and the project moves closer to delivery.
