Construction has begun on McCormick Village Retail, a new neighborhood retail center planned within the McCormick master-planned community in Port Orchard, Washington. McCormick Communities reported that work is underway on the project, which is intended to serve the day-to-day needs of the community’s growing residential base.
The retail development is being delivered in multiple phases and represents a key step in the broader buildout of the McCormick community. According to McCormick Communities, the project is already seeing strong interest from tenants, with the retail village nearly 50 percent pre-leased ahead of completion.
McCormick Village Retail is located at the intersection of SW Old Clifton Rd. and McCormick Village Dr., positioning the center at a key access point for area residents. Plans call for approximately 30,000 square feet of space to accommodate retail, restaurant, and service users. The spaces are being organized around a pedestrian-oriented village layout, emphasizing walkability and convenient access for nearby households.
The McCormick master-planned community currently houses about 7,399 residents. That population is projected to increase significantly, with estimates indicating the community could grow to roughly 19,000 residents by 2033. This anticipated expansion is helping to underpin demand for additional neighborhood-serving retail and services within the development.
Eric Campbell, principal owner and president at McCormick Communities, noted that the evolving needs of residents are shaping the program for McCormick Village Retail. As he explained, the community’s growing population is looking for convenient places close to home where they can meet neighbors, get coffee, handle everyday errands, and support local businesses.
The early pre-leasing activity at McCormick Village Retail suggests that retailers and service providers see an opportunity to capture this expanding customer base. By introducing new retail, restaurant, and service options at the heart of the community, the project is intended to integrate daily amenities into the residential environment rather than requiring residents to travel farther afield.
As construction progresses through its multiple phases, McCormick Village Retail is positioned to become a central hub for the master-planned community, providing neighborhood-scale commercial space that reflects the residential growth occurring in and around McCormick.
