### Magnolia Mixed-Use Project Breaks Ground
**XAG Group** has commenced work on a mixed-use development in Magnolia, Texas, which will feature over 300 apartment units and more than 30,000 square feet of retail space. Spanning 20 acres, the project includes **RASHA at Audubon**, a premier 326-unit Class A multifamily community, alongside the two-story **Audubon Place Retail Center**. The development is part of **Audubon**, a 3,000-acre master-planned community in Magnolia.
Located at **39899 Mill Creek Road**, the project will consist of seven garden-style buildings, including a **15,000-square-foot clubhouse** and a variety of amenities. Pedestrian-friendly natural walkways will connect the residential spaces to the nearby retail center, creating a seamless community experience.
The project is being developed in collaboration with **The Gonzalez Group, Anchor Construction, Investwell Architects,** and the principal at **Identity Architecture**.
