**Work Begins on $64.6M Affordable Senior Housing Community in Pembroke Park**
McDowell Housing Partners (MHP) and Miami Jewish Health have officially broken ground on Ekos Pembroke Park, a 150-unit affordable senior housing community located in Pembroke Park, Florida.
The $64.68 million development is being financed through a diverse mix of funding sources, including tax-exempt bonds and a subordinate HOME–ARP loan from the Housing Finance Authority of Broward County. Additional financing includes a Live Local State Apartment Incentive Loan (SAIL) from the Florida Housing Finance Corporation, Low Income Housing Tax Credit (LIHTC) equity from US Bancorp, and senior construction and permanent loans provided by R4 Capital.
The project team for Ekos Pembroke Park comprises JWR Construction, serving as the general contractor, and Reprtwar, who is the architect of record.
This development marks McDowell Housing Partners’ 16th affordable housing project to commence construction in Florida, and its second in Broward County.
Located at 5595 S.W. 41st Street, the community will consist of a 10-story residential building featuring one-bedroom units that range in size from 657 to 680 square feet, providing much-needed affordable housing for seniors in the region.
