Condyne Capital is moving forward with plans to transform the former Konica Minolta building at 500 Day Hill Rd. in Windsor, CT into a mixed-use residential community. The company has secured approvals for an adaptive reuse of the existing 99,480-square-foot office property, repositioning it as a project centered on new housing supported by on-site retail and commercial space.
The redevelopment plan calls for 300 Class A apartments integrated into the repurposed structure. The residential program is designed to offer a range of layouts, including studio, one-bedroom and two-bedroom units, targeting demand from a variety of renters within the greater Hartford area. Alongside the apartments, the project will incorporate 19,983 square feet of ancillary retail and commercial space intended to support daily needs and services for residents and visitors.
The vision for 500 Day Hill Rd. is to create what Condyne Capital describes as a live-work-shop environment, combining housing with on-site commercial activity in a single location. By converting a single-tenant office asset into a mixed-use property, the plan repositions the site to address growing housing needs while retaining an element of commercial functionality.
Maugel Destefano Architects is leading the design for the redevelopment. The plans include a partial fourth-floor roof deck, providing residents with access to elevated outdoor space. The site will also feature a perimeter walking trail and a scenic pond, adding recreational and visual amenities to the property’s landscaped areas.
Apartment residents will have access to a broad set of community amenities. Planned features include private balconies for select units, garage parking, onsite storage and dedicated bike storage. In addition, the program calls for a pool and fitness center, supporting active lifestyles and on-site recreation.
Recreational offerings will extend to multiple outdoor sports and social areas, including pickleball facilities, a multi-purpose court and a dog park. Several outdoor grilling areas with lounge seating are also planned, aimed at creating social gathering spots within the development. Taken together, these elements seek to reposition 500 Day Hill Rd. from a single-use office address into a modern mixed-use property tailored to contemporary residential demand in the greater Hartford region.
