Columbia Property Trust, Inc. has completed a series of new leasing transactions at 116 Huntington Ave., its boutique office tower in Boston’s Back Bay district. The landlord secured six leases totaling more than 50,000 square feet at the 273,000-square-foot property, adding a mix of expansions, relocations and new commitments from tenants in technology, life sciences and professional services.
The largest lease involves Karen Clark & Company, a software development firm that is expanding its headquarters footprint within the building. The company is adding 8,022 square feet and will now occupy the entire 20,286-square-foot tenth floor. Alongside the expansion, Karen Clark & Company executed a four-year lease extension, which will keep the firm in the tower through at least 2032.
Columbia Property Trust also grew its relationship with Longpoint Partners, which is expanding its headquarters presence at 116 Huntington Ave. Longpoint added 3,031 square feet, bringing its total leased area to 11,053 square feet in the building. The transaction is characterized as a headquarters expansion, underscoring a continued commitment by the firm to the Back Bay location.
Four additional tenants have signed leases at the property. Formation Bio, described as an AI-native pharma company, committed to 6,172 square feet. SciVida, a management consulting firm focusing exclusively on the life sciences sector, leased 5,462 square feet. OnCorps, Inc., an AI platform serving fund operations, is relocating to a 4,155-square-foot prebuilt suite within the building. Rounding out the transaction set, MD2 International, LLC, a concierge medical provider, took 3,306 square feet.
Leasing representation for the landlord was handled both in-house and by a third-party brokerage team. Columbia Property Trust was represented internally by EVP Ted Koltis and VP Maria Blake, working alongside a JLL team consisting of Dan Cavanaugh, Patrick Nugent and Maeve Cleary. On the tenant side, Longpoint Partners was represented by Bryan Sparkes and Sarah Griffith of JLL, while Karen Clark & Company was represented by Colin Gordon of Hughes Marino.
Additional tenant representation included multiple brokerage firms. Formation Bio was advised by Matt Davis and Seamus Lambert of Colliers, and MD2 International, LLC was represented by Maeve Cleary of JLL. SciVida received representation from Brian Flaherty and Marc Consalvi of JLL, and OnCorps, Inc. was represented by Hannah McNeil of Colliers. These transactions collectively highlight active leasing at 116 Huntington Ave. among professional and technology-oriented occupiers within Boston’s Back Bay.
