**Columbia Acquires Village at Westfork Retail Center for $14.2M**

JLL Capital Markets has completed the $14.2 million sale of Village at Westfork, a 75,947-square-foot grocery-anchored retail center located in Lithia Springs, Georgia.

JLL represented the seller, KPR Centers, in the transaction. The buyer was Columbia Properties. The JLL Capital Markets Investment Sales and Advisory team was led by Jim Hamilton, Brad Buchanan, Andrew Kahn, and Charlie Merrigan.

Originally built in 1994, Village at Westfork is located at 610-640 Thornton Road. The property is fully leased and anchored by a 54,322-square-foot Kroger supermarket, which has operated at the site for more than 30 years. The shopping center includes a mix of national and regional tenants such as JPMorgan Chase, UPS, H&R Block, and Cricket Wireless across a total of 12 suites.

Notably, the property boasts an average shop tenant tenure exceeding 21 years, reflecting its stability and appeal in the market.

Strategically positioned within a well-established industrial employment corridor, Village at Westfork is just 13 miles from downtown Atlanta and offers convenient access via Interstate 20.
