A $280 million, multi-year build in Hutto underscores how institutional capital is scaling smaller, high-density data center platforms to meet AI-driven compute needs.

Colovore is moving ahead with a new data center development in Hutto, with construction on a 192,000-square-foot facility at 2401 Innovation Blvd. scheduled to begin in December. The project is being framed as a major investment, with the price pegged at $280 million, and the current timeline calls for completion by December 2028.

The Hutto project sits on a 30-acre tract that Colovore acquired in July 2025. The site is within Hutto Crossing, a 118-acre industrial park planned to ultimately deliver more than 1 million square feet of industrial space. Hutto Crossing is being developed through a joint venture that includes Velocis, Ironwood Realty Partners and MBK Industrial Properties, positioning Colovore’s facility as one of the key early data center anchors within the park.

Earlier descriptions of the Hutto development outlined a slightly different configuration, with plans for a $500 million program comprising a 180,000-square-foot data center and a 13,000-square-foot flex office component. The latest details now describe a 192,000-square-foot data center project, reflecting an updated scope and pricing profile while retaining its core focus on compute infrastructure.

Colovore specializes in developing data centers that use liquid cooling technology, targeting customers that require higher-density and more cost-efficient compute environments. The company was founded in 2012 with a focus on building smaller, ground-up facilities serving users ranging from Fortune 500 enterprises to Silicon Valley startups facing rising AI infrastructure demands.

The firm has since attracted institutional backing, having been acquired by global investment manager King Street Capital Management. That ownership structure supports Colovore’s expansion strategy as it pursues new data center developments like the Hutto project. With a defined construction start, a multi-year delivery schedule and a sizable capital commitment, the Hutto facility is set to become a notable addition to the region’s digital infrastructure once completed.
