A dedicated retail leasing mandate on a billion-dollar mixed-use project underscores institutional-scale demand for curated merchandising strategies in South Florida suburban nodes.

Sunbeam Development Corporation has appointed Colliers to direct retail leasing at Miramar Cove, a 125-acre mixed-use waterfront development currently under construction in Miramar, located west of both Miami and Fort Lauderdale. The assignment positions Colliers to curate the retail, dining, and entertainment lineup for the project as vertical development advances across the site.

Miramar Cove broke ground in May 2026 and is planned as a large-scale destination integrating residential, retail, office, hospitality, and recreational components. The master plan calls for approximately 400,000 square feet of retail, dining, and entertainment space, which will be anchored by a 35,000-square-foot grocery store. In addition to the commercial elements, the project will include 2,874 residences that are designed to have access to a private beach club, providing a resort-style amenity within the community.

The development program also features 125,000 square feet of Class A office space, aimed at bringing workplace options into the mixed-use environment. A 185-key full-service hotel is planned as part of the hospitality component, further supporting the destination’s focus on both local and visitor traffic. Beyond buildings, the plan incorporates more than 40 acres of parks and trails, emphasizing open space and recreational connectivity across the 125-acre site.

At the heart of Miramar Cove will be a signature 5.5-acre translucent blue water cove created by Blue Mar Basin. This water feature is intended to serve as the central visual and experiential anchor for the project, around which retail, residential, office, and hospitality uses will be organized. The overall development is being built by Fort Lauderdale-based Stiles Corporation, and at full buildout Miramar Cove is expected to have a value of approximately $1 billion, reflecting the scale and mix of uses planned for the site.

The Colliers team leading the retail leasing assignment brings together professionals from both Central and South Florida. The group includes David Gabbai and Alexie Fonseca, along with colleagues based in Orlando, working in tandem with South Florida-based team members Nicole Fontaine and Jake Horowitz. Together, they will be responsible for attracting and negotiating with retailers, restaurants, entertainment concepts, and other users that will occupy the project’s planned 400,000 square feet of commercial space as Miramar Cove progresses from construction toward lease-up.
