NorthPoint Development has moved into the next phase for its Airport South Industrial Park in the City of Sacramento, launching design, engineering and permitting work for the backbone infrastructure that will support the project. The industrial park has been approved at approximately 4.7 million square feet, positioning it as a significant new logistics hub within Sacramento’s primary industrial corridors.
The infrastructure program now underway is intended to prepare the site for full build-out, with plans calling for infrastructure construction to commence by 2028. This early-stage work focuses on the systems and improvements required to serve multiple large-scale warehouse and distribution facilities envisioned for the park.
On the leasing side, NorthPoint has selected a Colliers team to lead marketing efforts for a substantial portion of the project. Colliers professionals Mark Demetre, Michael Hoo and Nathan Miller have secured the assignment to lease four industrial buildings at Airport South totaling nearly four million square feet. Their mandate covers large-format space that is designed to appeal to distribution and logistics users requiring significant footprints.
According to Colliers, Airport South is positioned as one of the few remaining opportunities to deliver large-scale distribution facilities within Sacramento’s core logistics corridors. The project is being marketed to major occupiers across Northern California that are seeking to tap into Sacramento’s labor pool, transportation access and regional connectivity.
NorthPoint is keeping multiple development pathways open as it advances the project. The company is evaluating a range of strategies for the park, including build-to-suit facilities tailored to specific tenant requirements, speculative development to capture broader demand, and potential land sales to owner-users that prefer to control their real estate directly.
The combination of a large, entitled industrial site and an active leasing assignment for roughly four million square feet suggests Airport South could become a key node in the region’s logistics network as it progresses. With infrastructure planning now in motion and brokerage engaged, the park is positioned as a future supply source for big-box industrial users seeking scale within the Sacramento market.
