Colliers has been engaged as the advisor for both the sale and leasing of Enclave @ Carpinteria, an advanced manufacturing and office/flex campus on the Santa Barbara South Coast. The three-building property totals 121,230 square feet and is located at 6303-6309 Carpinteria Ave., offering coastal frontage in a technology and innovation corridor that Colliers characterizes as highly supply-constrained.
According to Colliers, Enclave @ Carpinteria gives owner-users and expanding occupiers an opportunity to establish a sizable coastal headquarters in Southern California. The firm notes that the market is marked by established technology and aerospace tenants, limited inventory, and continued demand from innovation-focused companies, positioning the campus as a significant option for users seeking scale on the oceanfront.
The new assignment builds on Colliers’ recent activity on the Santa Barbara South Coast. Earlier in the year, the firm completed the sale of the Tech Park @ Goleta portfolio, a 733,497-square-foot technology campus that was recapitalized in a transaction reported at $235 million. Colliers described that deal as the largest transaction in Santa Barbara County history, underscoring investor interest in the region’s technology and aerospace ecosystem.
Vice chair Sean Fulp of Colliers said the Tech Park @ Goleta transaction confirmed what investors already recognize in the market: a base of established technology and aerospace tenants, scarcity of comparable product, and increasing demand from companies driven by innovation. He added that Enclave @ Carpinteria reflects the same fundamental thesis from the occupier perspective, as users look for sizable and modern space in a coastal setting with limited new supply.
The Colliers team on the Enclave @ Carpinteria assignment includes executive vice president Austin Herlihy of Colliers Santa Barbara, executive vice presidents Todd Tydlaska and Mark Schuessler, vice president Miles Waters, and associate vice presidents Jordan Garcia and Blake Hammerstein. Senior vice president Jason Roth of Colliers’ Debt & Structured Finance group is serving as financial advisor on the engagement.
Colliers will market the campus to both potential owner-users seeking a long-term headquarters location and occupiers looking for flexible advanced manufacturing and office/flex space. With the combination of coastal positioning, established technology and aerospace presence in the broader market, and limited comparable supply, Enclave @ Carpinteria is being positioned as a notable opportunity within Southern California’s innovation-oriented real estate landscape.
