Colliers has arranged a new industrial lease totaling 67,040 square feet at 4780 Winchester Boulevard in Frederick, Maryland. The transaction involves a single-tenant commitment at the property, adding a manufacturing-focused occupier to this Mid-Atlantic industrial location.
Executive Vice Presidents Thomas Gentner, Brian Siegel and Jason Sullivan of Colliers represented the landlord in the leasing assignment. Their team led negotiations on behalf of the property owner, guiding the process through execution of the lease agreement.
The new tenant, Senneca Holdings, Inc., is a manufacturer of data center containment solutions, specialty doors and space separation systems. By securing space at 4780 Winchester Boulevard, the company is positioning its operations within an established industrial corridor that offers regional connectivity to multiple major population centers.
The property sits within what is described as one of the Mid-Atlantic’s most strategically positioned industrial corridors. Its location provides immediate access to Route 15, Interstate 70 and Interstate 270, which together support efficient movement of goods throughout the region. These transportation linkages offer direct connectivity to Washington, D.C., Baltimore, Northern Virginia and other major East Coast population hubs.
Link Logistics is identified as an owner and operator of last-mile industrial real estate, with a portfolio of approximately 500 million square feet of warehouse space across 3,000 properties in North America. In connection with the Frederick lease, Michael Walsh, Senior Vice President and Market Officer at Link Logistics, noted that the firm is pleased to welcome Senneca Holdings and remains focused on providing properties that help customers operate efficiently and adapt to evolving needs.
The combination of a manufacturing tenant focused on data center-related products and a location with direct interstate access underscores the ongoing role of Frederick’s industrial assets in serving regional distribution and specialized production requirements. The lease further highlights the appeal of well-located Mid-Atlantic industrial properties that can offer both highway access and proximity to multiple large consumer and business markets.
The transaction also reflects continuing tenant interest in facilities that can support efficient logistics and operational performance. With Colliers representing the landlord and a manufacturing user committing to a sizable block of space, 4780 Winchester Boulevard reinforces its position within the area’s established industrial network while contributing to the broader industrial occupancy base in Frederick.
