Colliers has arranged the sale of the Indianapolis West Infill Industrial Portfolio, a light industrial portfolio totaling 1,533,112 square feet across 29 buildings in Indianapolis, Indiana. The assets are located within the Park 100 and Park Fletcher industrial parks, two established industrial nodes in the market.
The portfolio is situated in the city’s Northwest and Southwest industrial submarkets, offering connectivity to Indianapolis’ primary interstate system and proximity to Indianapolis International Airport. This transportation access positions the properties to serve a range of regional and local logistics and distribution requirements.
Occupancy across the 29-building portfolio stands at 94%, with 158 tenants in place at the time of sale. The tenant roster spans a broad set of industries and includes established national, regional, and local companies, reflecting diversified demand for light industrial space in these infill locations.
Colliers’ Industrial Capital Markets team advised on the transaction, with Alex Cantu, Alex Davenport, Jeff Devine, Steve Disse and Tyler Ziebel leading the capital markets assignment. They partnered with Indianapolis-based Colliers professionals Tyler Wilson, Jason Speckman and Sydney Gabriel, who contributed local market expertise and leasing insight in support of the sale on behalf of the seller.
The buyer, MLG Capital, acquired the portfolio on behalf of its MLG Legacy Fund and a group of 1031 exchange investors. The acquisition adds a large, multi-tenant light industrial aggregation to MLG Capital’s holdings and provides exposure to two of Indianapolis’ key infill industrial submarkets. Specific pricing and other financial terms of the transaction were not disclosed.
Commenting on the broader market backdrop, Colliers’ Alex Cantu noted that investor interest in light industrial assets in Indianapolis and the greater Midwest continues to be strong. He cited resilient tenant demand, constrained new supply pipelines and solid long-term fundamentals as factors supporting capital’s continued focus on the sector.
The sale of the Indianapolis West Infill Industrial Portfolio underscores continued institutional and private capital appetite for stabilized, multi-tenant light industrial product in distribution-oriented locations. With high occupancy, diversified tenancy and access to major transportation infrastructure, the portfolio aligns with current investor priorities for industrial assets in key Midwest markets.
