The 82,847-square-foot property is located at 6935, 6920 and 7002 Lake Plaza Drive, offering a multi-building retail environment within the larger Indianapolis metro area.
Colliers Capital Markets advisors Alex Davenport, Rachel Patten and Alex Cantu led the sale effort, working alongside Seth Biggerstaff of Veritas Realty. The team represented the seller, Landmark Properties, in the transaction. Ziff Real Estate Partners emerged as the buyer of the three-building center, adding a stabilized, grocery-anchored-scale neighborhood retail asset to its portfolio.
According to commentary from the Colliers team, Avalon Crossing’s positioning along Binford Boulevard and its direct access to I-69 are central to its investment appeal. The property benefits from visibility along a well-traveled corridor and connectivity to the broader Indianapolis metro, which enhances daily traffic and accessibility for customers across the city and surrounding areas. This locational profile is a key factor for investors focused on durable retail cash flows.
The center features a mix of national, regional and local retailers, restaurants and service providers, reflecting a diversified tenant base. Notable occupants include Starbucks, Dollar Tree, Jimmy John’s, George’s Neighborhood Grill and Anytime Fitness. This blend of tenants brings together daily-needs retail, food-and-beverage offerings and fitness services, contributing to recurring customer visits and supporting occupancy.
Avalon Crossing is situated near the intersection of Binford Boulevard and 71st Street on Indianapolis’s northeast side, positioning it within an established residential and commercial trade area. At the time of sale, the property was 92.63% leased to 18 tenants, indicating limited vacancy and an existing stream of in-place income. The multi-tenant configuration and remaining lease-up potential were highlighted as part of the asset’s future value-creation opportunity through additional leasing activity.
Colliers noted that investors continue to pursue well-located neighborhood retail centers that combine stable cash flow with the potential for incremental upside. In that context, Avalon Crossing’s high occupancy, diverse tenant roster and strong arterial visibility underscore why such assets remain in demand among retail-focused buyers.
