Collegium Pharmaceutical has signed a new headquarters lease with DivcoWest at One Lincoln in Boston’s Financial District, marking a shift from its current suburban base in Stoughton, MA. The company has committed to 40,288 square feet across the 11th and 12th floors of the tower, with its relocation planned for the first quarter of 2027.
One Lincoln is a 36-story office building totaling 1.1 million square feet. The property underwent a redevelopment in 2025, and its tenant lineup spans multiple industries. Collegium’s move introduces a life science headquarters user to the roster, further diversifying the building’s occupier mix.
Advisors highlighted that the deal reflects broader corporate real estate decisions unfolding across Greater Boston. Justin Dziama, principal at Avison Young, noted that changing market conditions are enabling companies to upgrade their workplace environments while improving accessibility for employees and reinforcing their presence in the urban core. Dziama, together with Avison Young colleague Connor Hayes, represented Collegium in the lease.
From the landlord’s side, Newmark executive managing director Gil Dailey said the agreement reinforces momentum at One Lincoln and points to ongoing demand for well-located, highly activated office settings. Dailey and fellow Newmark executive managing director Dave Martel represented DivcoWest in the transaction.
The relocation will consolidate Collegium’s headquarters operations into a downtown high-rise setting, replacing its suburban footprint with a Financial District address. While specific leasing economics were not disclosed, the transaction underscores how some tenants are using current conditions to reposition into higher-quality space in central business district locations.
With its 2027 move-in target, Collegium is set to join a multitenant environment that has recently been upgraded through redevelopment, signaling continuing tenant interest in modernized office product within Boston’s core employment center.
