**Joint Venture Launches Student Housing Development Near USF**
A joint venture among Landmark Properties, Canyon Partners Real Estate LLC, and Peninsula Investments has acquired a 4.3-acre site located at 2700 University Square Drive in Tampa. The team plans to transform the site into a new student housing community called “The Mark Tampa.”
The six-story development will offer 807 beds across 215 units and will sit less than half a mile from the University of South Florida (USF). The residential mix will include fully furnished studio to five-bedroom floor plans.
Construction is slated to begin immediately, with completion targeted for the 2027–2028 academic year.
Financing for the project was arranged by TSB Capital Advisors, and a construction loan was provided by Kennedy Wilson. Landmark Construction will serve as the general contractor, while Dwell Design Studios has been tapped as the project architect.
The Mark Tampa will include 25,000 square feet of amenities, such as a clubhouse, rooftop pool deck, grilling area, jumbotron, sports simulator, sauna and cold plunge, an interior courtyard, an indoor/outdoor fitness center, a computer lab, and dedicated study areas on each floor.
