Flatiron Realty Capital, LLC has joined forces with O’Connor Capital Solutions (OCS), the private credit arm of UBS O’Connor, to create a co-investment strategy focused on residential transition loans (RTLs). These short-term, first lien loans are used for renovation and construction purposes on residential real estate.
The partnership is expected to be funded by up to $100 million from OCS and co-invested equity from Flatiron and its owners. Additional mortgage funding facilities will also contribute to the capitalization of this venture. This investment will expand Flatiron’s managed loan portfolio by at least $600 million.
