**Cold Storage Facility Heats Up Industrial Growth in Jacksonville**
A new $50 million cold-storage project has officially joined Jacksonville’s thriving refrigerated and freezer warehouse industry. Located in West Jacksonville, the state-of-the-art facility is the latest sign of growing demand in Northeast Florida for cold-storage infrastructure.
Developed by Karis Cold and DSI South, the speculative 265,264-square-foot warehouse — named Jacksonville Cold — was initiated in 2023 and has now been completed. The facility is situated on 24 acres at 10105 Pritchard Road within Westlake Industrial Park. It boasts strategic connectivity, offering direct access to Norfolk Southern rail lines, JAXPORT, Jacksonville International Airport, and Interstate 295.
Built using a design-build approach, the facility features flexible layout options and a fully convertible freezer-cooler system with temperature ranges from -10°F to 55°F. The structure also provides more than 40,000 pallet positions, making it ideal for a variety of food-related businesses and third-party logistics providers.
Jacksonville Cold is part of a broader boom in cold-storage development across the region. Other significant facilities in Northeast Florida include operations by G & C Foods, Anderson-Dubose, Massy Distribution, U.S. Cold Storage, Cool Transport, Aqua Gulf, and Eagle AJC. Additionally, Publix Super Markets recently received approval to construct a 375,000-square-foot frozen foods warehouse at 10132 General Avenue on the city’s Westside.
The growth in cold-storage capacity signals the area’s increasing importance as a logistics hub supporting both regional and national food distribution networks.
