Cobb County to See Development of Large-Scale Mixed-Use Project

A significant mixed-use project is in the works for Cobb County, with plans for a 20-story apartment building containing 650 units. Additionally, there will be two 2-story buildings featuring a total of 175,000 square feet of commercial space and an up-to-12-story building that will house both office space (measuring at approximately 200,000 square feet) and accommodations for up to250 hotel rooms (see photo). According to the Atlanta Business Chronicle, this development is slated to take place on Spring Road in Smyrna near Truist Park – an area that has long been targeted as a potential site for such a project. The permit request has been filed by Rass Associates and2800 Properties with the Developments of Regional Impact agency.

Developments of Regional Impact are large-scale projects that have the potential to affect regions beyond their immediate location within local government jurisdictions. These procedures allow for thorough assessment and evaluation of any possible impacts before conflicts arise surrounding these developments. While ultimate decision-making power remains with host governments who maintain autonomy over whether or not proposed developments move forward.
