Cobb County to See Development of Large-Scale Mixed-Use Project

A major mixed-use project is in the works for Cobb County, featuring a 20-story apartment building with 650 units, two 2-story buildings totaling 175,000 square feet of commercial space, and an up-to-12-story building with 200,000 square feet of office space and a hotel boasting250 rooms (see photo). According to reports from the Atlanta Business Chronicle,the development is set to take place at the site of Truist Park on Spring Road in Smyrna. The location has long been targeted for development by Rass Associates and2800 Properties who have filed a permit request with the Developments of Regional Impact agency.

Developments of Regional Impact (DRIs) are large-scale projects that are expected to have significant effects beyond their immediate jurisdiction. These procedures allow for potential impacts to be identified and evaluated before any conflicts arise. Ultimately,the final decision on whether or not a proposed development will move forward rests with the local government authority,maintaining their autonomy throughout this process.
