Cobb County to See Development of Large-Scale Mixed-Use Project

A major mixed-use project is in the works for Cobb County, with plans for a 20-story apartment building featuring 650 units. Additionally, there will be two 2-story buildings offering a total of 175,000 square feet of commercial space and an up-to-12-story building with 200,000 square feet of office space and accommodations for up to 250 hotel rooms (see photo). According to the Atlanta Business Chronicle, this development is set to take place at the long-awaited site located at2800 and2810 Spring Road in Smyrna near Truist Park. The permit request has been filed by Rass Associates and2800 Properties with the Developments of Regional Impact agency.

Developments of Regional Impact (DRIs) are large-scale projects that have potential regional effects beyond their immediate location within local government jurisdictions. These procedures allow for thorough assessment before any conflicts arise related to these developments. This also preserves autonomy for local governments as they maintain final decision-making authority on whether or not proposed developments will move forward.
