Clarion Partners, the specialist investment manager within Franklin Templeton, has acquired The Grand at Spokane, a newly delivered luxury senior living community in the Spokane, Washington area. The purchase was completed on behalf of one of Clarion’s commingled funds, extending the firm’s presence in healthcare-related real estate.
The Grand at Spokane was delivered in 2024 and developed by NexCore Group as a purpose-built senior care property. The community totals 137 units and is designed to serve a range of resident needs, offering independent living, assisted living, and memory care services. The property targets seniors seeking a higher-end living environment with on-site care options that can adapt as resident requirements change over time.
The community is located in Spokane’s South Hill area, a neighborhood described as benefiting from proximity to major healthcare institutions, neighborhood-focused retail, and established residential districts. That combination positions the property within an ecosystem of medical services and everyday amenities, which can be a key consideration for senior housing residents and their families.
Stellar Senior Living, the incumbent operator at The Grand at Spokane, will continue to operate the property following the acquisition. By retaining the existing operator, Clarion is maintaining continuity in day-to-day management and resident service delivery while integrating the asset into its broader healthcare real estate portfolio.
Commenting on the transaction, Julie Robinson, Head of Healthcare at Clarion Partners, stated that the acquisition reflects the firm’s conviction in high-quality healthcare real estate supported by strong operators and favorable long-term demographics. Her remarks underscore Clarion’s strategic focus on institutional-quality senior housing assets that align with aging population trends and the growing demand for specialized care environments.
The transaction highlights ongoing institutional interest in senior living communities positioned near medical hubs and established neighborhoods. With a recently delivered, purpose-built asset and an experienced operator in place, The Grand at Spokane represents a continuation of Clarion’s approach of investing in modern, service-oriented senior housing aligned with demographic and healthcare demand drivers.
