Clarion Partners has expanded its senior housing footprint with the purchase of Clearwater at Sonoma Hills, a 94-unit senior living community in Rohnert Park. The property was acquired for an undisclosed price, aligning with Clarion’s strategy of investing in modern, institutionally attractive senior housing assets in markets characterized by constrained new supply and solid long-term demographic tailwinds.
The community, known as Clearwater at Sonoma Hills, comprises 70 assisted living residences and 24 memory care residences, providing a blend of supportive services tailored to varying levels of resident need. The property was delivered in 2020, giving the asset contemporary construction and design relative to much of the existing senior housing stock.
CBRE arranged the transaction, with the firm’s seniors housing investment sales professionals John Sweeny, Aron Will and Austin Summy advising on the sale. Their role underscores the continued involvement of specialized capital markets teams in matching institutional capital with senior housing opportunities.
Clearwater Living will continue in place as the operating partner at the community. Maintaining the existing operator provides continuity for residents and families and preserves an established operating platform that Clarion views as a key part of the investment thesis.

She also highlighted Clarion’s intent to further its relationship with Clearwater Living, emphasizing support for the operator as it continues to deliver care and services to residents.
The acquisition underscores ongoing institutional interest in senior housing, particularly newer-generation communities in markets where demographic growth and limited new supply are expected to support long-term demand. While financial terms were not disclosed, the transaction reflects a continued pairing of experienced operators with large-scale investment managers in the sector.
