City Realty Proposes Residential Redevelopment of Brookline Office Park
City Realty Group has submitted applications for Project Eligibility Letters to the Massachusetts Housing Finance Agency with the intent of redeveloping its 5.34-acre property at 1280-1330 Boylston Street in Brookline, Massachusetts. Currently, the site is home to the largely vacant Chestnut Hill Office Park, which consists of four buildings dating back to the mid-1960s. The developer is pursuing a rezoning of the site under the Massachusetts Chapter 40B statute to allow for residential use.
“It’s clear to anyone driving by that a suburban office park is not the best use for a location of this caliber,” said Fred Starikov, managing partner at City Realty. “This site represents a once-in-a-lifetime opportunity to bring new life to a deteriorating stretch of such an important area.”
The proposed development includes the construction of two separate residential communities on the east and west portions of the site. In total, the project would deliver 783 multifamily housing units across four buildings, with 25% of the units designated as affordable in accordance with Chapter 40B requirements.
Plans for the Western Parcel include two seven-story buildings with a combined total of 243 residential units. The Eastern Parcel would feature two 12-story buildings comprising 540 units.
The project aims to transform the aging and underutilized office complex into a vibrant residential community, adding much-needed housing while aligning with the town’s broader development goals.
