Chipotle, Sabine Cafe & Bar Sign Retail Leases at Skanska’s The Eight in Bellevue

These retail commitments illustrate how food and beverage tenants are being used to support office tenancy and street activation in new downtown Bellevue mixed-use towers, reinforcing underwriting for ground-floor retail in office-led projects.

Two new retail leases have been secured at The Eight, Skanska’s 25-story office tower in downtown Bellevue, adding food and beverage options to the mixed-use project and filling a portion of the building’s street-level space.

Chipotle Mexican Grill has committed to approximately 1,877 square feet in a standalone retail pavilion situated within The Eight’s public plaza. The space is located at the prominent intersection of Northeast Eighth Street and 108th Avenue Northeast, positioning the fast-casual restaurant to serve both office users within the tower and pedestrians in the surrounding downtown area. Chipotle’s location is expected to open in late 2026, extending the property’s retail activation timeline as the broader project continues to mature.

Sabine Cafe & Bar has leased about 3,016 square feet in The Eight’s southeastern retail space fronting NE 8th Street. This space is directly connected to the tower’s lobby lounge, creating a link between the building’s office population and the cafe and bar offering. Sabine is scheduled to open this summer, bringing earlier retail activation to the project and complementing the future arrival of Chipotle in the plaza pavilion.

The Eight was developed and constructed by Skanska and broke ground in 2021. The tower is part of a larger mixed-use initiative in downtown Bellevue, designed to combine office uses with activated ground-floor and plaza spaces. In total, the project includes approximately 11,000 square feet of retail space. With the new leases to Chipotle and Sabine, more than 6,000 square feet of retail area at the property remains available for lease, leaving additional space for future tenants to round out the building’s ground-level offerings.

On the office side, The Eight is anchored by Pokémon Company International, which occupies approximately 374,000 square feet across 16 floors in the tower. The presence of this large anchor tenant, alongside the newly signed food and beverage operators, underscores the mixed-use profile of the property and the integration of office and retail uses within a single downtown Bellevue development.

As the project progresses, the combination of substantial office tenancy and growing retail commitments at The Eight illustrates how new construction in downtown Bellevue is being programmed to support both daytime office demand and neighborhood-serving retail in a single location.
