Tishman Speyer has secured a new long-term office commitment at 1 Rockefeller Plaza, where Chimera Investment Corporation has signed a 15-year lease. The internally managed real estate investment trust will occupy 22,000 square feet across the 32nd floor and portions of the 33rd and 34th floors. The transaction marks a meaningful expansion for Chimera, which is relocating from a 15,000-square-foot office at Rockefeller Center’s 630 Fifth Avenue.

Founded in 2007, Chimera Investment Corporation focuses on investing in a diversified portfolio of residential mortgage assets. The firm is repositioning its corporate footprint within the Rockefeller Center campus, selecting 1 Rockefeller Plaza as its headquarters location. The move increases its leased footprint by nearly 50 percent within the complex, signaling a longer-term space and workplace commitment at the property.

EB Kelly, senior managing director at Tishman Speyer and head of Rockefeller Center, commented on the new lease, noting that Chimera chose the campus as its headquarters after spending time there as a tenant. Kelly said the transaction underscores the enduring appeal of Rockefeller Center for the investment community and emphasized that Tishman Speyer aims to provide an environment that supports tenants’ long-term growth at what is described as one of the world’s most iconic business addresses.

On the tenant side, Chimera Investment Corporation was represented by Conor Denihan and Connor Desimone of CBRE. Their role included advising Chimera on its relocation and expansion within the Rockefeller Center campus. The transaction reflects continued brokerage engagement by national firms in negotiating long-duration leases for financial and investment companies in high-profile office towers.

Tishman Speyer handled its representation in-house, with Blythe Kinsler and Kate Walker leading negotiations for the landlord. Their involvement highlights the firm’s direct leasing platform and its active approach to tenant relationships within Rockefeller Center. While financial terms of the lease were not disclosed, the extended duration and expansion in square footage indicate a significant occupational decision for Chimera and a notable leasing outcome for the property.

The lease adds another committed financial-sector tenant to 1 Rockefeller Plaza, reinforcing the property’s role as part of a larger, multi-building office campus that continues to attract investment-industry users.
