New chef-driven food and beverage concepts at 345 Park Ave. underscore how institutional office landlords in the Plaza District are using high-end F&B to reinforce asset positioning and tenant appeal.

Bar des Prés, the Franco-East Asian restaurant led by Chef Cyril Lignac, is preparing to enter the New York City market with a planned opening at Rudin’s 345 Park Ave. The concept, already operating in Paris, London, Dubai and St Barth’s, will add New York City as its sixth location, marking a new expansion step for the Cyril Lignac Group and its partners.

The restaurant will be part of a broader food and beverage program planned for 345 Park Ave. In addition to Bar des Prés, Chef Lignac intends to introduce two further concepts at the property: a contemporary French brasserie and an artisanal French bakery and café. Together, the three offerings are planned to occupy a combined 22,000 square feet within the building.

The planned French brasserie is described as contemporary in style, suggesting a complementary but distinct experience relative to the Bar des Prés concept. The bakery and café is expected to focus on artisanal French products and café service, rounding out a collection of offerings that span full-service dining, casual dining and café use. All three venues are scheduled to debut in early 2027, creating a coordinated launch timeline for the new food and beverage cluster at the property.

The concepts are being brought to 345 Park Ave. by the Cyril Lignac Group in partnership with D.ream International, which is referenced in connection with Bar des Prés. The building sits within New York City’s Plaza District, a long-established corporate and office corridor that also supports a dense mix of retail and hospitality uses. The addition of the Lignac-led concepts is positioned as an enhancement to the property’s amenity base and to the surrounding district.

Commenting on the planned openings, Michael Rudin, Co-CEO of Rudin, said that Chef Cyril Lignac and D.ream’s Bar des Prés would both reflect and enhance the Plaza District’s “unparalleled excellence and allure.” He added that the firm looks forward to welcoming the new offerings to 345 Park and to the wider community that uses and surrounds the building.

On the transaction side, multiple brokerage professionals were involved in arranging the deal. Steven Soutendijk of Cushman & Wakefield represented ownership in the transaction at 345 Park Ave. On the tenant side, John DiGangi and Manu Wendum of Retail by MONA represented D.ream International. No additional transaction terms, including lease economics or length, were disclosed in the announcement.

A rendering associated with the New York City Bar des Prés location was credited to Lázaro Rosa-Violán (LRV) Studio, providing a visual indication of the design direction for the forthcoming space. Further details on the interior program, specific menus or construction milestones have not been released beyond the early 2027 opening target.
