Assembling $18 million of land ahead of a 422-unit multifamily and hotel project underscores continued capital commitment to infill Charlotte, even before financing and delivery timelines are disclosed.

Centrum Realty & Development and Sorelle Capital have submitted a development plan for a 1.8-acre site in Charlotte, outlining a mixed-use project anchored by a large multifamily component and a boutique hotel. The proposal calls for a 422-unit multifamily community alongside a hotel, structured parking, and a restaurant and bar, positioning the site for a blend of residential and hospitality uses.

Centrum assembled the site over multiple transactions between 2021 and 2023, acquiring several parcels that make up the development footprint. According to reporting cited from The Charlotte Business Journal, Centrum paid a combined $18 million for the assemblage, reflecting several years of site aggregation before moving forward with a formal plan.

The initial phase of the project is expected to focus on hospitality, with a 130-room boutique hotel planned on approximately 1.14 acres of the overall site. The proposal also includes a dedicated parking structure, which would support both the hotel and multifamily components, and space for a restaurant and bar intended to activate the property and provide on-site amenities for residents and guests.

The Charlotte filing is part of a broader multi-year effort by Centrum and Sorelle to secure high-profile sites in several of the city’s most active urban districts. Over the past five years, the firms have been acquiring development locations in South End, Dilworth, and Elizabeth, signaling a continued focus on infill, mixed-use opportunities in established neighborhoods.

Their first project from this assemblage strategy to reach the construction stage was an $85 million multifamily community at 1801 E. Seventh St. That development began construction in the summer of 2025, marking the initial ground-up execution from the partnership’s Charlotte pipeline. The newly filed 1.8-acre plan adds another large-scale residential and hospitality project to their slate, reinforcing their ongoing commitment to urban multifamily and hotel development in the city.
