**Celina’s $1 Billion Shawnee Trail Project Begins First Phase**
The highly anticipated Shawnee Trail development in Celina is beginning to take shape, as nearly all infrastructure is now in place. Spearheaded by the development arm of Rex Real Estate, the transformative $1 billion, 100-acre project is set to introduce a dynamic mix of retail, entertainment, housing, and green space in a village-style setting.
Retail leasing efforts are being led by Thomas Glendenning of Shop Co. and Matthew Kiran of Glendenning 1887.
According to the Dallas Business Journal, the first phase of Shawnee Trail will feature a 200,000-square-foot Walmart alongside Class A office space, restaurants, an entertainment complex, public parks, community gathering areas, and an amphitheater. The development will also include 600 apartment units.
Shawnee Trail is currently expected to be completed in at least two phases.
This large-scale development comes as Celina experiences rapid population growth. According to the U.S. Census Bureau, Celina was the fourth-fastest-growing city in the United States from July 1, 2023, to July 1, 2024, with an 18.2% increase in population, bringing the total to 51,661 residents.
