**CBRE Closes Sale of La Mirada Medical Outpatient Building to Local Investor**

CBRE has announced the successful sale of Imperial Medical Plaza, a 26,596-square-foot medical outpatient building located at 15651 Imperial Highway in La Mirada, California. The property was acquired by a private Los Angeles-based investor. The transaction was conducted on behalf of the seller, Ethan Christopher LLC.

The CBRE team advising the sale included Chris Bodnar, Brannan Knott, Mindy Berman, Zack Holderman, Cole Reethof, and Jesse Greshin of CBRE U.S. Healthcare Capital Markets, in partnership with Chris Manassero of CBRE’s Healthcare Private Capital Group. Financial terms of the deal were not disclosed.

Situated approximately 20 miles southeast of downtown Los Angeles, Imperial Medical Plaza is a two-story, multi-tenant medical office building currently 91% leased, with a weighted average lease term of four years. The property is primarily occupied by physicians and dentists, benefiting from its close proximity to surrounding healthcare providers and facilities.

“This transaction reflects private investors’ appetite for stabilized healthcare assets with long-term upside,” said Chris Manassero. “Private capital continues to be a dominant force in the medical outpatient sector, targeting well-located properties with strong fundamentals like the Imperial Medical Plaza.”

The sale underscores continued interest in healthcare real estate as private investors seek stable, income-generating assets with growth potential.
