**CBRE Secures $70.2M Financing for Tracy 205 Logistics Center**
CBRE has successfully secured $70.2 million in financing for the Tracy 205 Logistics Center on behalf of Trammell Crow Company (TCC). The financing was arranged by CBRE’s Debt and Structured Financing team in San Francisco, led by Mike Walker and Brad Zampa. The five-year loan was provided by Barings, with Jack Cheng, Managing Director at Barings, representing the lender.
Adam Voelker and Will Parker of TCC in Northern California spearheaded the effort on behalf of the ownership.
“The talented institutional sponsorship and the property’s strategic location were instrumental in securing attractive financing for Tracy Logistics Center,” said Walker. “The Central Valley is one of California’s most prominent industrial markets due to its proximity to the Bay Area and Sacramento. New industrial developments like Tracy Logistics Center are well-positioned to attract both investors and occupiers, given the high barriers to entry and limited availability.”
Tracy 205 Logistics Center is a 606,343-square-foot, Class A distribution facility spanning 29.3 acres. The property, located at 1269 E. Grant Line Rd. in Tracy, California, was developed by TCC.
