CBRE has arranged the sale of 5th Street Station, a grocery-anchored shopping center totaling 451,779 square feet in Charlottesville. The open-air retail property was acquired by Bridge33 Capital LLC from S.J. Collins Enterprises for an undisclosed price.
CBRE’s National Retail Partners team, led by Chris Munley, Colin Behr, Ryan Sciullo and Casey Smith, represented the seller in the transaction. The assignment involved marketing a large-format retail destination with a notable grocery anchor and a diverse tenant mix serving the Charlottesville trade area.
Bridge33 Capital described the acquisition as a strategic entry into the Virginia market. Peter Trahanas, Director of Investments at Bridge33 Capital, noted that 5th Street Station is viewed as a dominant property in a growing market and highlighted the importance of the asset to the firm’s broader retail portfolio.
With this transaction, Bridge33 Capital is adding its second Wegmans location and its first Dick’s House of Sport to its holdings. The buyer indicated that these brands are meaningful components of its portfolio strategy and expressed an intention to create long-term value at the property while engaging with the Charlottesville community.
5th Street Station is located just off Interstate 64 at 5th Street Station Parkway, providing regional access for shoppers. The center is also in close proximity to the University of Virginia, positioning it to draw from both local residents and the university population.
The property is anchored by a Wegmans grocery store and includes a mix of national, regional and local retailers. Tenants at the center include Alamo Drafthouse Cinema, Dick’s House of Sport, PetSmart, Panera Bread and Jersey Mike’s, reflecting a blend of entertainment, soft goods, pet supplies and food-and-beverage uses.
While financial terms of the sale were not disclosed, the transaction reflects ongoing activity in the grocery-anchored shopping center segment. The combination of a large-format grocer, experiential offerings and established food operators underscores the role of this center as a key retail destination within the Charlottesville market.
