CBRE recently arranged the sale of three four-unit multifamily properties in Orange County for a total of $5.48 million to three separate private buyers within 10 days. EVP Dan Blackwell and associate Amanda Fielder represented the sellers in all transactions.
In the first transaction, Blackwell and Fielder represented an out-of-state private investor in selling a fourplex at 609 S Cypress St., Orange for $1.78 million, which was over its asking price by $75,000. The buyer was also based in Orange County as a private investor.
The duo then facilitated another sale at 405 Nobel Ave., Santa Ana with both parties being local investors from Orange County for an amount of $1.7 million . Lastly, they negotiated an off-market deal between two OC based investors where one bought 143 W Canada St., San Clemente through 1031 exchange process worth 2 million dollars .
According to Fielder “the current market is highly competitive due to low inventory levels; thus buyers are competing fiercely against each other when it comes to acquiring quality assets”
