CBRE has brokered the sale of Sage on Prospect, a 34-unit multifamily community in Milwaukee’s Lower East Side neighborhood. Three Sixty Real Estate Solutions, LLC acquired the property from Dominion Properties in a transaction valued at $8.25 million.
The CBRE team of Sean Beuche, Matson Holbrook, Gretchen Richards and Patrick Gallagher represented Dominion Properties in the sale. The assignment focused on a recently completed repositioning of the asset from a former assisted living facility to a modern apartment community.
Dominion Properties undertook a comprehensive renovation of the building prior to the sale. As part of the work, the firm added two new floors to the structure, incorporating balconies designed to capture views over Lake Michigan. The improvements were positioned to enhance both the building’s residential appeal and its exposure to the surrounding neighborhood.
Christopher Adams, principal of Dominion Properties, noted that Sage on Prospect reflects the company’s focus on sustainable and high-quality residential environments. While specific sustainability features were not detailed, the project was described as aligning with Dominion’s broader commitment to those principles.
Sage on Prospect is located at 1825 N. Prospect Ave. on Milwaukee’s East Side, offering residents proximity to a mix of nearby retail and service amenities, public parks and the Lake Michigan waterfront. The property provides a selection of one- and two-bedroom floor plans aimed at renters seeking walkable access to neighborhood conveniences and outdoor recreation.
Originally built in 2016, the building’s transition from assisted living to market-rate apartments underscores ongoing investor interest in updated multifamily product in established urban neighborhoods. The combination of recent renovations, water views and an infill location helped define the offering for both the seller and the buyer.
The transaction highlights continued activity in Milwaukee’s multifamily investment sales market, particularly for smaller, well-located assets that have undergone recent capital improvements. CBRE’s role in arranging the sale illustrates the presence of institutional brokerage platforms in marketing boutique-scale properties in the city.
