CRE Market Beat Take
A 144-acre former mall site moving to formal marketing underscores how large-scale retail land is being repositioned in metro St. Louis, creating a sizable target for mixed-use and residential capital.

CBRE has been named the exclusive sales agent for the former Jamestown Mall property, a 144-acre development-ready site in the St. Louis area. The appointment positions the global brokerage to lead marketing and disposition efforts for one of the region’s largest remaining redevelopment opportunities.

The site, located at 101 Jamestown Mall in north St. Louis County, has been fully leveled and is zoned for both commercial and residential uses. This zoning framework allows for a range of potential configurations, from standalone commercial projects to mixed commercial and housing concepts, depending on future buyer plans and approvals.

CBRE’s marketing team for the assignment includes Matt Bukhshtaber, Rick Eiseman and Anne Rahm. The trio will represent the St. Louis County Port Authority, which is overseeing the property’s sale process. Their mandate covers outreach to prospective buyers and investors, positioning the site to a broad universe of development and capital sources.

According to Rahm, CBRE has already launched an extensive marketing campaign targeting more than 35,000 developers and investors around the world. She noted that initial outreach has generated significant interest from potential buyers across the United States, signaling strong national attention on the site despite it being early in the sales process.

The Jamestown Mall parcel sits within an area of active investment in north St. Louis County, where more than $369 million in new development is underway or recently announced. Nearby projects include the St. Louis Zoo Wildcare Park, the new St. Louis Community College Innovation Hub, and several mixed-use and residential developments, all of which contribute to a changing development landscape around the former mall property.

With its combination of scale, cleared condition, and flexible commercial and residential zoning, the former Jamestown Mall site stands out as a rare large-tract redevelopment opportunity within the broader St. Louis metropolitan area. The outcome of CBRE’s marketing and sales efforts will help determine how this legacy retail site is repositioned within a submarket that is already experiencing notable new institutional and public-sector investment.
