**Catalyst Investment Partners Acquires Upper Marlboro Warehouse**
MacKenzie Commercial Real Estate Services represented Catalyst Investment Partners in the acquisition of 6200 Fallard Drive, a 6,000-square-foot warehouse building located in the Upper Marlboro area of Prince George’s County, Maryland. The property was purchased for $1.8 million.
MacKenzie’s team—Oliver Fryer, Bryan Herr, Andrew Meeder, and Matthew Curran—represented the New York City-based investment group, while Graysteel represented the seller, R&F Trucking.
“Catalyst Investment Partners acquired a well-maintained, income-producing asset at below replacement cost in a submarket where single-tenant buildings of this size rarely become available,” said Fryer.
As part of the transaction, Catalyst Investment Partners negotiated a leaseback agreement for the entire building with the former owner, R&F Trucking, which continues to use the facility for distribution and logistics operations.
Originally constructed in 1991, 6200 Fallard Drive is strategically located approximately four miles from Interstate 495, 17 miles from Reagan National Airport, and 35 miles from BWI Airport.
