MPZ Development LLC and Capstone Communities LLC officially broke ground on the Baldwinville School Apartments redevelopment project in Templeton, Massachusetts, marking the town’s first permitted multifamily development in more than 25 years.
The project will transform the historic Baldwinville Elementary School into 54 mixed-income rental units. Of these, 49 units are designated as affordable housing for individuals and families earning between 30% and 60% of the Area Median Income (AMI). Designed by ICON Architecture, the redevelopment will preserve the historic school while adding a new, energy-efficient building certified by Enterprise Green Communities and built to Passive House standards.
“Baldwinville School Apartments are a reflection of what’s possible through collaboration, both locally and throughout the Commonwealth,” said Jason Korb, Principal at Capstone Communities, and Mathieu P. Zahler, Principal at MPZ.
“This project has been in the works since early 2020, and the Town of Templeton is very excited to see the building renovated and re-used to provide our community with some of the housing that our residents need,” added Holly Young, Templeton’s Interim Town Administrator.
The redevelopment represents a significant investment in both the historic preservation and affordable housing needs of the Central Massachusetts community.
