**Capital Partners Secures $45M Loan for Oriole Logistics in Fort Myers**

Capital Partners has secured a $45 million construction loan to develop Oriole Logistics, a 442,000-square-foot industrial property in Fort Myers.

CBRE’s Billy Mork, Joel Torborg, and Mike Vannelli arranged the loan on behalf of Capital Partners, which serves as both the owner and developer of the project. Oriole Logistics represents the third industrial development by the firm in South Florida since 2023.

Located at 16815 Oriole Road, the property offers convenient access to Interstate 75 and is just minutes from Southwest Florida International Airport. The airport is currently in the second phase of a $1.07 billion, three-year terminal expansion.

When completed, Oriole Logistics will consist of a three-building portfolio featuring 84 dock doors, 28- to 32-foot clear heights, and a 580-stall parking lot. Construction is scheduled to begin in April 2025.

Capital Partners currently owns $1.7 billion in industrial real estate, focusing on a single market and product type.
