Canyon Partners Real Estate and J.P. Morgan have provided a $156 million loan secured by Bridge Point Philadelphia, a recently completed industrial property in Philadelphia, Pennsylvania. The financing is structured to support both the refinancing of the asset and its ongoing lease-up, reflecting lender engagement with newly delivered logistics product in the market. Bridge Industrial owns and operates the property.
CBRE facilitated the transaction between the lending parties and Bridge Industrial. While specific loan terms were not disclosed, the capital is intended to replace existing debt and back the property’s stabilization efforts as leasing progresses. The deal underscores the role of institutional capital in the industrial sector, particularly for modern assets positioned to serve logistics and distribution users.
Delivered in 2024, Bridge Point Philadelphia consists of two industrial buildings totaling 889,300 square feet. The complex was developed with current-generation industrial specifications, including rear-load and cross-dock configurations that are designed to maximize tenant flexibility and circulation efficiency for goods movement. Excess trailer parking at the site further supports high-throughput logistics operations, while the project is configured to accommodate multiple tenants.
The property is located in an infill industrial corridor approximately seven miles northeast of downtown Philadelphia. It is situated about two miles from the Port of Philadelphia and within convenient reach of the Philadelphia International Airport. This positioning provides access to regional and global supply chain networks, which is intended to appeal to distribution and logistics occupiers seeking multimodal connectivity.

Steve Roth of CBRE noted that working closely with Canyon Partners Real Estate contributed to an efficient closing and a favorable outcome for the parties involved.
