**Canadian Manufacturer Buys Charlotte Warehouse for $41.8 Million**
Toromont Industries Ltd., the parent company of AVL Manufacturing, has acquired a 232,310-square-foot industrial building located at 13006 Sam Neely Road in Charlotte. Public real estate records show the property was purchased for $41.8 million.
AVL Manufacturing, a Canada-based company, announced plans last month to invest $56 million in the new facility, which will serve as its first U.S. manufacturing site. The company also revealed that the investment will lead to the creation of more than 325 jobs. The facility is part of the Westinghouse Logistics Park, a growing industrial hub in southwest Charlotte.
The state-of-the-art plant will manufacture sound-attenuated enclosures for industrial power generators. These enclosures are essential for supplying backup power to large-scale data centers and similar critical infrastructure.
The building was previously owned by LBA Logistics, which purchased the 19-acre site in 2022 for $8.7 million from The Keith Corp. The recent sale marks a significant increase in value, reflecting the rapid development of the Charlotte industrial market.
The sale was brokered by Avison Young, with representatives Tom Tropeano, Chris Loyd, Gray Gaines, and Chris Skibinski handling the transaction on behalf of LBA Logistics.
As part of its expansion into the United States, AVL received financial incentives to establish operations in the region. The positions created at the Charlotte facility are expected to offer an average annual salary of $90,088, contributing to economic development in southwest Charlotte.
