### Campus Realty Advisors to Acquire and Upgrade Texas State Student Housing Community

BWE has secured a $23.5 million loan to finance the acquisition and substantial renovation of The Edge, a 173-unit, 553-bed student housing community near Texas State University in San Marcos, Texas.

Chris Carroll and Max Miller of BWE originated the financing on behalf of Campus Realty Advisors. The investment comes as Texas State University experiences significant enrollment growth, with a 5% increase in the past year, bringing total student enrollment to over 40,000.

The Edge offers a mix of one-, two-, three-, and four-bedroom apartments and provides residents with an array of amenities, including a fitness center, clubhouse, and basketball court. Conveniently located less than a mile from the Texas State campus, the community serves as a prime housing option for students.

As part of the acquisition, The Edge will undergo extensive upgrades aimed at enhancing the living experience for residents. All units will be renovated with new flooring, cabinets, and doors, as well as upgraded bathroom fixtures and improved lighting. Additionally, common areas such as the clubhouse, study spaces, and fitness center will receive significant improvements to foster a stronger sense of community among students.
